Expert Guide to Re-Piping Your Single Story Home

Re-piping a single-story residential home can be a significant and sometimes complex undertaking, but it is often absolutely necessary when addressing issues related to worn and aging pipes or problematic materials such as polybutylene. Here's a detailed breakdown of what this comprehensive process involves

Why Re-pipe?

Worn and Aging Pipes: Over time, pipes can begin to corrode, leading to leaks, reduced water pressure, and even catastrophic bursts that can cause extensive damage to your home.
Polybutylene Pipes: This specific type of plastic piping was commonly used in homes constructed between the late 1970s and mid-1990s. It is well-known to be prone to failure, which can ultimately result in leaks and significant water damage, necessitating a complete overhaul.

The Re-piping Process

Assessment: A qualified plumber will carefully inspect your existing plumbing system to determine the full scope of the re-piping project and identify any additional issues.
Planning: Following the assessment, the plumber will develop a detailed plan that includes the type of piping to be used, the layout of the new pipes, and an estimated cost and timeline for the work to be completed.
Permits: In most areas, you'll need to obtain permits for re-piping work before proceeding. Your plumber can assist with the necessary paperwork and ensure compliance with local regulations.
Preparation: This step may involve clearing areas around the pipes, taking care to protect your flooring and furniture, and possibly arranging for a temporary water shut-off for convenience during the process.
Pipe Removal: The old pipes will be removed, which may require cutting into walls and ceilings to access hidden plumbing systems.
New Pipe Installation: The new pipes will be installed with meticulous attention to detail, carefully following building codes and best practices to ensure a reliable plumbing system. Common piping materials include copper, PEX, and CPVC, each with its unique advantages.
Testing: After installation, the new plumbing system will be thoroughly tested to ensure that there are no leaks and that water pressure is adequate throughout the system.
Restoration: Finally, any walls or ceilings that were opened up will be expertly repaired and finished to restore your home to its original state.

Choosing a Plumber

Experience: Look for a plumber with extensive experience in re-piping and a strong reputation for quality work.
Licensing and Insurance: It is crucial to verify that the plumber is appropriately licensed and insured to protect yourself from potential liabilities.
References: Don’t hesitate to ask for references from previous customers to gauge satisfaction levels and the quality of service provided.
Warranty: Inquire about warranties on both materials and workmanship to ensure that you are covered in the event of any future issues.

Additional Considerations

  • Cost: Re-piping can be a significant investment. Get quotes from multiple plumbers to compare pricing.

  • Disruption: Re-piping can be disruptive to your daily life. Plan accordingly and consider staying elsewhere during the project.

  • Materials: Discuss the pros and cons of different piping materials with your plumber to make an informed decision.

If you suspect your home may need re-piping, it's essential to contact a qualified plumber as soon as possible to prevent further damage and ensure the safety of your home.

What benefits do homeowners receive?

Leak Detector Unit (LDU)

All Eligible Homes qualify for the supply and installation of a leak detector free of charge. This includes homes with no Plumbing Failures and irrespective of whether your builder is a Participating Builder or not.

An installed LDU will minimise the impact of any detected Plumbing Failure and provide greater peace of mind by shutting off the water system if a failure occurs.

If you are an owner (or a property manager with authorisation), you can register your interest in receiving an LDU by completing the registration form here.

Please click here for further details on the LDU. You can also contact your builder if you have any further questions about the process.

Remediation and replacement work

If your eligible home experiences a Typlex Pipe Plumbing Failure, your Participating Builder will arrange all repair works and pipe replacements per the agreed work programme.

If you have contacted your builder about the Plumbing Failure and they are not a Participating Builder, you should consider lodging a building services complaint with the Building Commissioner

Agreed Work Programme

First Plumbing Failure

  • fix the Plumbing Failure;

  • repair the property damage directly caused to your home and its contents by the Plumbing Failure; and

  • offer to replace all Typlex Pipes in the ceiling of the top floor of your home (ceiling re-pipe).

Second Plumbing Failure

If after the commencement of IR, you experience a second Plumbing Failure, contact your Participating Builder, and they will organise the following:

  • identify and fix the Plumbing Failure;

  • if the Plumbing Failure is in the wall, you may decide to replace all Typlex pipes within that room (zone re-pipe); and

  • repair the property damage directly caused to your home and its contents by the Plumbing Failure.

Third or any Subsequent Plumbing Failure

If you have already experienced or, after the commencement of IR experience a third or more Plumbing Failure, contact your Participating Builder and they will organise the following:

  • fix the Plumbing Failure;

  • repair the property damage directly caused to your home and its contents by the Plumbing Failure;

  • if the Plumbing Failure is in the wall, you may select, in consultation with your builder:

    1. Zone re-pipe: replace all Typlex pipes in that room; or

    2. Full Home re-pipe: replace all Typlex pipes within the walls of your home; and

  • If you choose the full home re-pipe, then you can also request an alternate accommodation for the period that the repairs are being done.
